Frequently Asked Questions About Commercial Bridging
What is the difference between retained, rolled-up, and serviced bridging interest?
With retained interest, the lender calculates total interest for the agreed facility term upfront and deducts it directly from the gross loan advance on day one, meaning zero monthly debt payments are required. With rolled-up interest, monthly interest compounds onto the facility and is paid in a single lump sum when the loan is redeemed. With serviced interest, the corporate borrower pays monthly interest payments from trading cashflow.
How fast can a commercial bridging loan complete in the UK?
Commercial bridging loans can complete within 7 to 14 business days, and under expedited circumstances within 48 to 72 hours for urgent auction deadlines where dual legal representation and expedited desktop or drive-by valuations are utilised.
What maximum Loan-to-Value (LTV) can our Limited Company borrow on bridging?
Standard commercial bridging loans provide up to 70% to 75% gross LTV against open-market valuation. Where borrowers purchase unmodernised properties or auction lots at a substantial discount, some specialist lenders can fund up to 85% to 90% of the net purchase price, capped at 75% of open market value.
What are acceptable exit strategies for commercial bridging finance?
Lenders require a clear, credible exit strategy before advancing funds. The two most standard exits are refinancing onto a long-term commercial mortgage or SPV buy-to-let mortgage once works are completed and tenants installed, or selling the completed commercial asset on the open market.
